County DR-504AFH Filing in Hialeah

The DR-504AFH asks the county property appraiser to apply your Live Local Act exemption. We prepare it with you, match every unit to your FHFC certification and rent roll, and file a clean package before the deadline so your request is judged on its merits.

What the DR-504AFH Does for Your Property

Certification from the Florida Housing Finance Corporation is only half of the Live Local Act exemption. The property appraiser still needs a filed DR-504AFH before any qualifying unit comes off the tax roll. That return is where the exemption is actually claimed, unit by unit.

The form looks short. The work behind it is not. Each unit you list has to line up with the income tier on your certification, the rent you charge and the lease in your files. A mismatch on a few units can hold up the whole application or reduce what the county allows.

We do this work from our office, or by phone and video, for owners in Hialeah and across Miami-Dade, from Doral to Miami Springs. We tell you plainly what the file supports and what it does not, and we keep a record of every document we relied on.

What Our DR-504AFH Service Covers

Unit-by-unit schedule

We build the list of qualifying units with unit numbers, income tier and current rent. Units set aside at or below 80 percent of area median income and those between 80 and 120 percent are kept separate, since they are treated differently.

Certification cross-check

We compare the return against your FHFC certification line by line. If the certification and the rent roll disagree, we flag it before anything is filed.

Rent limit review

We check each listed rent against the published limits that apply to its tier. Rents that drift above the cap are the most common reason a unit gets questioned.

Supporting documentation file

We organize leases, income records and the certification into one indexed file. If the appraiser's office asks a question later, the answer is already in order.

Filing and confirmation

We lodge the finished return with the county property appraiser on your behalf. Proof of the filing date goes into your records, so you always know when it was received.

Signs It Is Time to Get Help With Your Filing

Your certification just arrived
An FHFC certification does nothing on its own. If you have it in hand and no county return is underway, the exemption is not yet claimed.
March is getting close
In Florida, the property appraiser usually expects exemption returns on file by March 1. A late-February start leaves almost no time to correct a rent roll or track down a missing lease.
Your rent roll changed mid-year
Turnover, new leases and rent increases can shift which units still qualify. The return has to reflect the property as it actually stands.
Last year's exemption came back reduced
A partial approval usually points to specific units. We can trace which records caused it and correct them for the next cycle.

How a DR-504AFH Filing Runs With Us

  1. 1

    A Live Local review

We start with a call. You tell us about the property, the certification status and your timeline, and we tell you honestly whether the filing looks ready or what is missing.

  2. 2

    Document gathering

You pull together the certification, current rent roll and lease records. We give you a written list of anything still outstanding, so nothing is left vague.

  3. 3

    Reconciliation and draft

We reconcile units, tiers and rents, then prepare the draft return. You review it with us by phone or video and approve it before it goes anywhere.

  4. 4

    Filing and follow-up

We file with the county and answer any questions the appraiser's office raises. When the decision arrives, we walk you through what was allowed and why.

How We Price DR-504AFH Work

The fee follows the amount of reconciliation your file calls for, rather than a set menu. A clean rent roll paired with a recent certification goes quickly, and a large or shifting property takes more hours. You hear the fee before any work starts, and a free savings estimate can show what the exemption may be worth first.

Number of units
Every listed unit has to be checked against its lease and tier. More units means more lines to verify.
Condition of your records
Complete, current leases and income records shorten the work. Gaps mean we spend time locating or rebuilding them with you.
Mixed income tiers
Properties with units in both the lower and upper income bands need careful separation on the return.
Timing
A filing started well before the deadline leaves room for corrections. A compressed window can add effort.

Common Questions About the County Return

Must the FHFC certification be in place before the county return is filed?
Yes. The return rests on the certification issued by the Florida Housing Finance Corporation. If you do not have one yet, our FHFC Certification Filing service handles that step before anything goes to the county.
Do we only file this once?
No. The exemption has to be claimed every year, which means a fresh return and updated records each time. Our Annual Recertification service puts both steps on one schedule.
Will the county definitely approve the exemption?
Nobody can say that truthfully, because the decision belongs to the property appraiser. Our part is a return that is complete, matches your certification and is supported by records, so a denial is not caused by something preventable.
What if a few units have stopped qualifying?
Those units stay off the return so they do not put the rest of the filing at risk. We show you which ones dropped out and the reason, and you can decide whether to change rents or leasing from here on.
Will I have to visit your office?
Only if you want to. Most clients work with us over the phone and by video, and you are welcome to sit down with us at our office instead.
