Serving Hialeah and Neighboring Cities With Live Local Act Filings

Owners of qualifying rental properties in Hialeah and nearby Miami-Dade communities rely on us to prepare, document and file their Live Local Act property tax exemption. We handle most of it from our office or over phone and video, so distance seldom holds a filing back.

The properties and owners we work with

Our clients own and manage multifamily rental properties in Hialeah and in the cities just around it: Hialeah Gardens, Miami Lakes, Miami Springs, Doral and Country Club. Some hold a single building. Others manage several properties under one ownership group and want every filing handled the same careful way.

We also work with owners in Opa-locka, West Little River, Pinewood, Gladeview and Brownsville. A site visit is seldom needed. You send rent rolls, leases and resident income records, we review them with you on a call, and we tell you plainly what qualifies, what is missing and what the filing will likely show before anything is submitted.

What is the same across the area

A single county and appraiser's office
All the cities we cover are in Miami-Dade County, so every DR-504AFH application lands at the same property appraiser's office. We know that office's expectations well and bring that knowledge to each file we put together.
Key dates each year
The Florida Housing Finance Corporation certifies the property before the county application can go in, and that county filing is generally due by March 1. Starting early gives room to fix a lease or track down a missing income record calmly.
Buildings of every age
Local rentals run from older garden-style complexes to newer mid-rise buildings. What counts is not the year built but the figures: how many units rent at qualifying levels and whether resident incomes are documented to support them.
Hurricane season and your paperwork
Between June and November, a storm can shut an office for days at a time. We hold organized digital copies of each filing's supporting documents, so a hurricane will not cost you the records recertification depends on.
A yearly responsibility
Filing once is not enough. Every year calls for annual recertification and new resident income verification, and our ongoing compliance support keeps that on a regular schedule instead of a winter rush.

See whether your property qualifies

Tell us about your building and its rents, and we will walk through eligibility with you in plain terms. We explain what the exemption could mean for you without promising a result the county has not yet reviewed.
