This website belongs to Live Local Act Consultant Hialeah, a consulting practice based in Hialeah, FL. By reading these pages, you agree to the terms below. If you do not agree, please stop using the site.

The site is informational. It explains the work we do, such as Live Local Act exemption applications, FHFC certification filing and annual recertification. It does not collect forms, payments or documents.

We write our pages carefully, but they describe general practice. Rules from the state, the Florida Housing Finance Corporation and county property appraisers change, and every property is different. Nothing here is professional advice for your specific situation, and reading it does not make you our client.

Calls and the Eligibility Review

The phone is the only way to reach us. A conversation at (305) 614-8227 can cover a Live Local review, a free eligibility check or a free savings estimate. These calls are a first look based on what you tell us. They are not a promise that an exemption will be granted or that a particular amount will be saved.

Any paid work begins only after we both agree to its scope directly with you.

No guaranteed outcomes

Approval of an exemption, a certification or a DR-504AFH filing rests with the agencies that review it. We prepare and organize paperwork with care, and we explain the steps plainly, but we cannot control their decisions, timing or interpretation of the rules.
